Michigan has become focused on energy efficiency in recent years, with several regions including energy-efficient fields in real estate listings to make greener homes more easily searchable. Here are the terms to know when selling an ENERGY STAR home:
HERS Index Score: The HERS (Home Energy Rating System) Index Score is the industry standard for measuring energy efficiency in homes. Lower is better. A new home with a HERS Index Score of 65 or lower is very efficient. Older homes often average 100–130.
ENERGY STAR certification: This is a comprehensive, whole-home certification of a home’s energy efficiency and comfort.
AFUE: An AFUE (Annual Fuel Utilization Efficiency) rating measures furnace efficiency. A modern, high-efficiency furnace will be 90 percent AFUE or higher.
SEER: SEER (Seasonal Energy Efficiency Ratio) is an air conditioning efficiency rating. A modern, high-efficiency A/C will be SEER 14 or higher.
Heat pumps, mini-split systems and geothermal systems: Heat pumps are a very efficient heating and cooling technology that is becoming more common in Michigan. Geothermal and mini-split systems are both types of heat pumps.
